Advice For Tenants
The first step is to contact Marston Management who will register your details and discuss your search requirements.
What type of property would you like and where is the best location for you? If you dont know the area please speak with us and we will try to find where the best place for you will be.
What do you really need- and what would you like, often some compromise will be necessary.
How much are you prepared to pay for the right property in the right location?
How long are you expecting to be living in the area? Most landlords require a minimum let of six months and often longer. If you are looking for a shorter let the number of properties available will be significantly reduced.
When do you want to move? We recommend you begin your search around 6-8 weeks before anticipated move date.
The second step will be to view a selection of properties from our register.

The Coventry lettings market can move very quickly. If you find the perfect property, or one that suits the majority of your requirements, you may wish to register your interest on the same day - be prepared, it may be the first one you see!
When you have found a suitable property, complete an application form, which is available either from our office or on line- you must ensure all your details are clearly stated and the correct documentation is submitted to our Office with the appropriate fee(s). Reference checks will be made at this stage - please ensure you can provide bank details and the contact details of your previous landlord, along with those of your employer.
The reference fee of £125 per person aged over 18 is payable. Should you require a guarantor a further fee of £60 will be required. Please note these fees are NOT refundable should your application not proceed.
Should your application be successful you will be notified and sent the Tenancy Agreement and other necessary documentation which should be read thoroughly. The Marston Management team will be pleased to help should you have any questions
You will also be issued with a statement of account for your initial payment which will include:
a) Rent for the first month
b) Deposit - equivalent to six weeks rent
c) Application fee - £125 inc VAT
d) Administration fee - £130 inc VAT
Future payments for monthly rent are taken by standing order in advance so please have your bank account details available to complete the form. Please note the signature must be an original as faxed copies are not accepted by the banks.
Provided that all payments, documents and references are in order, your keys will be available for collection on the start date of the tenancy, usually from the office. Marston Management will ensure that this is arranged for a convenient time.
When you have the keys you will need to inform the utility providers and the local authority council tax department that you are moving into the property and arrange to have all accounts transferred into your name as quickly as possible.
A copy of the inventory check-in report will be sent to you (usually by email) shortly after move-in. Should you have any comments or questions, they should be raised as soon as possible after receipt.
If your property is managed by Marston Management you will need to contact us should you require assistance or have issues with maintenance matters. Please feel free to contact us at any time to discuss any questions or problems you may have.
If your property is managed by the landlord, you will be provided with the contact details for any maintenance issues.
